Our Story
For landlords, by landlords
Pittsburgh Maintenance Solutions grew out of years spent managing and maintaining our own rental properties throughout Allegheny County. We know what it's like to have a make-ready drag into a second month, a contractor who stops answering, and an inspection that fails over a $100 fix. What started as an in-house maintenance operation has grown into a full-service company built to help other landlords solve the same problems we've faced ourselves.

You handle most things yourself—and that's working just fine. Until it isn't. Maybe you're going on vacation. Maybe three maintenance calls hit on the same day. You've built your own maintenance operation—but sometimes you need more horsepower. Maybe several units turn at once. Maybe your maintenance team is buried in work orders. Maybe a job requires a trade your regular guys don't handle. We can step in when you need additional capacity without forcing you to build a larger full-time staff.

You're stuck in the middle. The tenant wants it fixed yesterday. The owner wants to know what it costs. And neither one particularly cares how many other work orders landed on your desk this morning. Send the problem to us. We'll coordinate with the tenant, complete the work, document what we did, and give you a clean invoice you can confidently send to the owner.

HUD multi-family projects
HUD multifamily maintenance is its own animal. You're dealing with inspections, deadlines, documentation, NSPIRE standards, and deficiencies that don't always make much sense to the contractor reading the report. We've been there. We understand the terminology, know how to prepare for big inspections, how to work through inspection punch lists, and can communicate directly with inspectors when something needs clarification.

New Construction
We're maintenance guys, not home builders. New construction is a different business with different crews, timelines, and systems. Taking on a six-month construction project would pull resources away from the landlords who rely on us every day. There are great contractors built for that work. We're built for keeping rental properties running

Custom & Luxury Renovations
We like nice things. We just don't need 37 choices of faucet. Our model is built around proven materials, repeatable standards, durability, and ROI. If you're looking for custom cabinetry, imported tile, and three meetings to select a bathroom fixture, we're probably not your best fit. If you want a great-looking rental that's durable, rentable, and built to survive tenants—we should talk.

Sorry, homeowners. It's not you—it's us. Pittsburgh Maintenance Solutions was built specifically for rental properties. Our scheduling, pricing, communication, materials, and entire workflow are designed around the needs of landlords and property managers. Staying focused allows us to serve those clients better—so we don't take on owner-occupied residential work.
